UNIT 3 PAINT PROGRAM
Starting the first week of August, Unit 3 will begin a five year paint contract with our chosen vendors, Lowes Commercial Painting, and Behr paint. Much time and research was done before choosing these vendors. A lot of time was also spent determining the painting schedule that would best benefit the community.
2018 – paint roofs only 2020 – paint 88 houses 2022 – paint 88 houses
2019 – paint 89 houses 2021 – paint 88 houses
WHY ARE WE STARTING WITH JUST THE ROOFS?
Cleaning them is not the solution, and is a waste of money. Many of them do not look clean after being washed, or only stay clean for a few months. The only solution is painting them. We can do the most good by getting the roofs taken care of first.
WILL ALL ROOFS BE PAINTED?
No. Information from the tile manufacturer, roofing and painting contractors indicates that new tile roofs do not need painting for 7 to 8 years as all tiles are now made with the color all the way thru the tile. Therefore, the following roofs will not be painted:
****Barrel tile roofs – will not be painted or power washed (all are 2 years old or less)
****Flat tile roofs (7 to 8 years old) – all have been evaluated. Some will just be power washed, a few will
be painted, some will receive no action. Those just power washed will be re-evaluated afterwards.
****Flat tile roofs (21 to 23 years old) These roofs will be re-evaluated before any action is taken.
HOW LONG WILL THE ROOF PAINTING PROJECT TAKE?
The entire community should be done in approximately 2 months at a rate of 6 to 8 roofs a day.
WHAT IS THE PAINTING PROCESS?
Roof will be power washed. Tiles will be sealed, repaired, replaced as needed. Primer coat will be applied.
Later that day, Behr Marquee finish paint will be applied. This paint has a ten year warranty and resists growth of algae, mold and mildew.

As we get closer to the actual start date, you will receive further information. We will be posting a map in the clubhouse which will indicate what, if any, action will be taken on each roof. At this time, we do not know where in the community the painters will begin.
